President John Vincent called the meeting to order at 10:15 A.M.

CONSENT AGENDA: It was moved, seconded and carried to approve the consent agenda which contained the following items:

Approval of the minutes of the October 18, 2007 ECRIS Board of Directors meeting.

Approval of the October, 2007 Financial Statements subject to audit.

EXECUTIVE VICE PRESIDENT’S REPORT: It was moved, seconded and carried to deny Cinzia Tortora’s request to waive the $229.80 due for DisplayKey fees.

It was moved, seconded and carried to deny Roger Bordeau’s request to waive the $12.72 due for DisplayKey fees.

It was moved, seconded and carried to deny David and Kathleen Wallick’s requests to waive the $236.75 fees due for DisplayKey fees.

FINANCE COMMITTEE: It was moved, seconded and carried to donate $1,000 to the REALTOR® Relief Fund to assist the California Fire victims.

POLITICAL ACTION COMMITTEE: It was moved, seconded and carried to donate $4,000 to the CAR Issues Advocacy Fund.

TECHNOLOGY & MLS COMMITTEE: It was moved, seconded and carried that a refundable $20 fee be charged for MLXchange training and that forfeited fees remain the the ECRIS general fund.

COMMITTEE REPORTS:
FORMS COMMITTEE: It was moved, seconded and carried to revise the first sentence of the On-Site Sewage System Clause so that the clause now reads:

E. ON-SITE SEWAGE SYSTEM CLAUSE – (See remedy clause below)

This agreement is contingent upon the Buyer obtaining a written report regarding the on-site sewage system from a qualified sewage inspector on or before ___________ (completion date).

1.The ________________ shall select the qualified sewage inspector.
2.The ________________ shall be responsible for the cost of digging, exposing the on-site sewage system cover and refilling the excavation.
3.The ________________ shall be responsible for the cost of pumping the on-site sewage system.
4.The ________________ shall be responsible for the cost of inspecting the on-site sewage system.

If the inspection report is unsatisfactory to the Buyer, the Buyer will provide written notice per the Remedy Clause.

It was moved, seconded and carried to approve the attached New Home Consumer Opt Out Notice

and the Disclosure Of New Home Construction Contractor Registration Notice that are required by law.

There were three abstentions.

FINANCE COMMITTEE: It was moved, seconded and carried to allow no more than one Affiliate member to serve on the Finance Committee as a non-voting member.

POLITICAL ACTION COMMITTEE: It was moved, seconded and carried to request that the Town of Groton amend Section 7.3-5 A.2. of the Zoning Regulations as follows:

2. Real Estate
a. Signs advertising the sale, rental, or lease of the premises or part of the premises on which the signs are displayed. Such signs shall be removed no later than 14 days of the sale, rental, or lease. Maximum total area for RS, R, and RU districts shall be 6 sq. ft.; IA and IP districts shall be 48 sq. ft.
b. Open House Signs: Up to four temporary signs, each sign limited to six square feet, are permitted at locations other than the property having the Open House. Such signs are permitted one hour before the period of the open house and must be removed one hour after the open house is terminated.

NEW BUSINESS:
EXECUTIVE SESSION: It was moved, seconded and carried to go into executive session at 10:07 A.M. for the purpose of considering an ethics hearing panel decision.

Minutes of the Political Action Committee Eastern Connecticut Association of REALTORS®

Donata Delulio called the meeting to order at 9:03 A.M.

It was moved, seconded and carried to approve the minutes of the October 31, 2007 meeting.

It was moved, seconded and carried to recommend that the ECRIS Board of Directors donate $3,280 or more to the CAR Issues Advocacy Fund so that ECAR can reach its 2007 RPAC goal.

The meeting adjourned at 9:51 A.M.

The December 26, 2007 meeting is cancelled.

The next meeting will be scheduled by the 2008 Political Action Committee Chairman.

Vivian Torregrossa called the meeting to order at 10:12 A.M.

It was agreed to approve the October 12, 2007 minutes.

It was agreed to keep the 2008 Membership Meeting Sponsorship levels pricing the same as 2007.

It was agreed to run the following ad to support the Community Benefit Raffle and Bazaar:

Season’s Greetings from the Eastern Connecticut Association of Realtors . The Eastern Connecticut Association of Realtors Charitable and Education Fund is sponsoring their annual Community Benefit Raffle and Bazaar on Wednesday, December 12, at the Holiday Inn in Norwich. Money raised from this years event will be distributed to more than two dozen local charities and non- profit organizations. Raffle tickets are currently on sale for $5.00 each, and over half of this years’ goal will be reached if all raffle tickets are sold. The Raffle drawing will be at 1:00 p.m. at the Holiday Inn. It was moved, seconded and carried to create a REALTOR® Classified page on the members only side of the web site for the sale of personal merchandise with the posting to be on the page for 30 days.

It was moved, seconded and carried to allow the use of the new report forms by all users of the MLS, provided that Susan Sawicki and Lynette Larubina of Partner Properties (Dayville) are given credit for their development.

It was moved, seconded and carried to investigate the creation of a private blog for ECAR members. Committee members were encouraged to get ideas about content by visiting blogs, especially activerain.com.

It was moved, seconded and carried to recommend to the ECRIS Board of Directors that a refundable $20 fee be charged for MLXchange training and that forfeited fees remain the the ECRIS general fund.
