Single family sales were essentially flat during the second quarter when compared to the 2nd quarter of 2013. While the number of sales was down a modest 1%, volume was up 1.8%. Although the median price declined 5%, the average sale price rose 2.8%. Winter weather, short sales, and the continued abundance of REOs in the market contributed to the lackluster results.
